We use STAR-TRITON, a new generation of pavement sealcoatings that are high performance effective alternatives to both refined tar and asphalt emulsion sealers. Based on carefully selected grades of Petroleum Polymer Resin, minerals, specialty additives and performance boosters, STAR-TRITON has an extraordinary degree of toughness and water repellency, unmatched by any competitive sealer. It forms a tough, durable and flexible coating that protects asphalt pavements from the damaging elements of weather, water penetration, de-icing salts, traffic damage, surface raveling/checking, gasoline and other petrochemicals.

Seal Coating Process

  • Clean asphalt surface with power blowers and remove debris from site
  • Block off designated seal coating area with cones, barricades, and caution tape
  • Prime all oil spots with Star Seal prime prior to seal coating asphalt
  • Trim out perimeter of parking lot with seal coating brush to prevent over spray of sealer onto curb and other areas
  • Apply seal coating at the rate of .20 gallons per square yard (double coating) to all areas of asphalt
  • Keep seal coated area blocked off for up to 24 hours and then remove barriers to allow access

FAQs for Seal Coating

  • How long does it take to dry?

    Typically about 8 hours, but we recommend a 24 hour period before allowing access to the newly sealed parking lot.

  • How long does it last?

    We would recommend every three years if it is a heavily trafficked parking lot like a shopping center for example, or every 5 years if it’s less travelled example a church parking lot.

  • When should sealer be applied on a new parking lot?

    Within 1-2 years after newly paved asphalt is when we would recommend. The closer you apply the initial sealcoat to the date of new paving, the more asphalt pavement is near the surface for the sealer to adhere to.

  • How long before you can paint stripe the parking lot after seal coating?

    We recommend at least 12 hours letting the seal coat settle before paint striping is applied.

  • How often should I seal coat my parking lot?

    We recommend every 5 – 7 years depending on amount of traffic.

  • What temperature does it need to be to apply seal coating?

    At least 55 degrees and at the temperature out of the shade and sunny. If it’s much hotter temperature outside, the shade shouldn’t be a problem.

  • What are the benefits of sealcoating?

    Aesthetics, the sealant on top of the asphalt will help prevent water from seeping into the asphalt subgrade, as well as help prevent cracking of asphalt surface. Studies show that routine sealcoating can extend the life of your pavement by nearly 300%.
